What is commercial property?
Commercial property is a property meant for business purposes, as opposed to residential properties which are meant to be lived in.
There are different types of commercial property, namely:
- Retail buildings.
- Industrial buildings.
- Office complexes.
- Warehouses.
Investing in commercial property is purely a business decision; not an emotional decision like residential property. You’re looking to make a profit off the company that rents the property.
Location is important with commercial property as with residential property, except that you’ll be taking the needs of businesses into account. For example, you’ll want office complexes to be near business centres.
Bear in mind that banks will only fund up to 75% of a commercial property purchase, requiring the investor to put up a 25% deposit.
