One option you have is to invest with partners. This is called a joint bond, where the bond is guaranteed by at least two parties. Your partners may be willing to put up the funds for the deposit so long as you help with the repayments.
You can also use a personal loan to fund the deposit, although this is a risky endeavour as you’ll have no equity in the property and will be in double debt.
